Class Action Settlements for Renters and Tenants

Rent pricing software, surprise monthly fees and deposits that never came back have all ended in settlements. If you've rented an apartment since 2015, some of this money may be yours.

Renters rarely think of themselves as class members, but landlords and property managers are among the most frequent defendants in consumer settlements right now. The amounts vary a lot, but several of these pay automatically, so you may only need to confirm your address.

What renter settlements are about

  • ✓Rent price-fixing. Lawsuits claim landlords shared data through RealPage's pricing software to push rents higher than competition would allow. The U.S. Department of Justice also sued RealPage in 2024. Landlords have settled in groups, so the same renter can be covered by more than one settlement.
  • ✓Junk fees. Mandatory monthly charges for pest control, trash, amenities or "technology" that weren't in the advertised rent. Several of these are limited to one state's renters and pay a flat amount by check.
  • ✓Security deposits. Deposits kept without the itemized list or deadline state law requires.
  • ✓Building conditions. Fires, floods or habitability problems at one complex, open only to the people who lived there.

Documents worth keeping

Your lease and your rent ledger are the two things a claim form is most likely to ask about. They show where you lived, when, and what you paid. Most tenant portals let you download the ledger; save a copy before you move out, because access usually ends with the lease.

Some of these are state-only

Junk-fee and deposit cases are usually brought under one state's law, so only renters in that state qualify. See settlements by state for the ones limited to where you live.

If you've rented from a large management company, add it to your brands in SettleScout. The app checks new settlements against your list every day and reminds you before deadlines.

Frequently Asked Questions

Am I covered by the RealPage settlements?

Possibly, if you rented a conventional multifamily apartment from one of the settling landlords during the class period. Each settlement lists its landlords and dates; check your address against the administrator's lookup before filing.

Will filing a claim affect my lease?

No. Filing a claim in a class action settlement is a legal right, and the administrator handles it, not your landlord. Many renter settlements pay current and former tenants alike.

I moved out years ago. Can I still claim?

Yes, if you rented during the class period. Former tenants are usually included. Update your mailing address with the administrator so the check reaches you.
